What's the difference between an appraisal and a home inspection?

They answer different questions. A home inspection looks at the physical condition of a house — the roof, wiring, plumbing, and structure — to flag things that may need repair. An appraisal is about value: it estimates what the home is worth on a given date by comparing it to recent sales of similar properties. An appraiser notes condition because it affects value, but does not test systems the way an inspector does. Many buyers use both.

Do I need an appraisal if I already have a realtor's opinion or CMA?

A realtor's comparative market analysis (CMA) is a helpful pricing tool, but it is not the same as an independent appraisal. A CMA is usually prepared by someone with an interest in the sale, whereas an appraisal is an impartial opinion of value from a third party who is not involved in the transaction. For decisions like refinancing, tax reporting, or a legal matter, an independent appraisal carries weight that a CMA generally does not.

How current does the appraisal need to be?

Every appraisal states an effective date, and the value reflects the market as of that date. Because prices move over time, an older report may not represent today's value.
